What needs to be cleared before ADU construction?

Most Sacramento ADU sites need vegetation removed, old sheds or garages demolished, pool footprints resolved, access widened, debris hauled, topsoil stripped from the pad area, and rough grade established before foundation work. Clearing is not the same as making the site build-ready. If the ADU pad needs compaction, drainage, base rock, or engineered fill, those details must be coordinated before concrete or pier work starts.

Pool removal as ADU prep

A partially filled pool is usually not a clean structural base for an ADU. If the planned ADU footprint crosses a former pool, full removal with engineered backfill and compaction documentation is the safer path. It costs more upfront, but it avoids the far more expensive problem of discovering buried shell, uncompacted fill, or unsuitable material during foundation work.
