Elk Grove ADU lots: flat, clay, suburban

Most Elk Grove ADU work happens in Laguna, Laguna West, Laguna Creek, Sheldon, and the newer Stonelake / Lakeside subdivisions south and east of Highway 99. These lots are flat, the houses are mostly post-1990, and the soil under the topsoil is almost always Sacramento Valley clay. Clay does not drain well, so pad compaction and surface drainage matter more than they might on a sandier site. The pad envelope is usually 600-1,000 square feet in a backyard that was originally laid out for landscaping, not construction.

Clay subgrade changes the compaction plan

Flat Sacramento Valley clay holds water. On an Elk Grove ADU pad, that means we usually strip the organics deeper than on a sandier site, import structural fill if the engineer's plan calls for it, and compact in lifts so the subgrade hits the moisture and density spec. The drainage plan around the pad has to actually move water — Elk Grove rainfall is moderate but the ground does not absorb it quickly, so surface swales and pad-edge grade matter.
