Lincoln lots are bigger, which changes the prep
Twelve Bridges, Lincoln Crossing, Lincoln Hills, and the newer Catta Verdera neighborhoods all sit on lots noticeably larger than typical Roseville or Rocklin builds. ADUs on these lots often go in the back third of the parcel, fifty or a hundred feet from the main house. That changes the prep job from a tight side-yard exercise into something closer to a small site-prep project — longer utility runs, sometimes a temporary access cut across the yard, and pad locations the original landscaping never accounted for.
Common Lincoln ADU prep scope
- Backyard clearing and access cut on deep lots
- Pad rough grade and compaction farther from the main house
- Driveway or temporary access widening when the gate is the only equipment path
- Long utility trench runs — sub-panel, water service, sewer lateral
- Drainage shaping so the new pad does not back water toward the existing house
- Restoration of the access path after the foundation crew finishes
Access planning is the first decision
On a Lincoln lot, the equipment access decision drives everything else. If the gate is wide enough and the side yard is graded, we can run a standard track loader straight back. If not, we may need a temporary access cut through the landscaping that we restore at the end of the job. We walk the access path before quoting — guessing is expensive on bigger lots because every extra trip adds time and disturbance.
Cost variables on a Lincoln ADU prep
| Variable | Effect | Notes |
|---|---|---|
| Lot depth and pad setback | Access scope | Deeper lots may need a temporary access path |
| Side gate or driveway clearance | Equipment plan | Wider equipment = faster job, smaller bill |
| Utility trench length | +$1,500-$5,000+ | Longer runs to sub-panel and sewer tie-in |
| Landscape restoration | +$1,500-$3,500 | Temporary access cuts get restored at handoff |
| City of Lincoln permit | Standard turnaround | Pulled from Lincoln Building Division |
Permits and the City of Lincoln
- Lincoln issues permits through its own Building Division for incorporated parcels
- Lincoln Hills age-restricted neighborhoods can add HOA review on top of city permit
- Grading permit may apply when cut/fill volume is significant
- We coordinate the permits our scope triggers; ADU permit stays with the GC
Frequently asked questions
- Are Lincoln ADU jobs different from Roseville or Rocklin?
- Often yes, mostly because of lot size. Lincoln backyards are bigger, the pad is often farther from the main house, and the utility runs are longer. The prep job is closer to a small site-prep project than a side-yard pad pour.
- Do you handle long utility trenching to the back of the lot?
- Yes. We open and protect trench paths for sub-panel, water, and sewer lateral runs, sometimes a hundred feet or more. The licensed sub-trades handle the actual utility tie-ins.
- Will you tear up my landscaping for access?
- Only if there is no other path back, and we scope and restore it as part of the job. On most Lincoln lots a gate or driveway path works without disturbing the front yard.
- Who issues ADU permits in Lincoln?
- The City of Lincoln Building Division for incorporated parcels. Some neighborhoods (Lincoln Hills especially) add HOA review on top of the city permit.
